HVAC Technician - Central, SC

GENERAL DESCRIPTION

To provide a safe, clean and comfortable, living and learning environment for the students, faculty and staff of the University. This will be performed in conformance with a variety of standards to complete tasks relating to maintaining, repairing, and installing; heating, cooling, ventilating and refrigeration systems.

RESPONSIBILITIES

  1. Check work order log daily for needed repairs; investigate, diagnose, and perform repairs.
  2. Develop, manage and perform a preventive maintenance program for all HVAC systems and related equipment.
  3. Monitor, inspect and adjust all HVAC systems regularly to ensure proper operations.
  4. Check and change air filters on a regular basis.
  5. Maintain the operation of all refrigeration equipment including, but not limited to, walk in freezers and coolers and household refrigerators and ice machines.
  6. Instruct, support and monitor the work of lower level HVAC technicians.
  7. Work with outside contractors, as required or directed.
  8. Maintain documents, as required, of all refrigerants used, recovered and disposed, as regulated by the Environmental Protection Agency (EPA).
  9. Complete continuing education in related fields.
  10. Attend and provide updates during scheduled Physical Plant managers meetings.
  11. Monitor, maintain inventory, and purchase all necessary components related to the performance of duties, following established purchase order procedures.
  12. Assist with special functions or activities which may include, but are not limited to: set-up for graduation or other groups (fine arts, homecoming, Board of Trustees); campus Christmas lighting; and assisting with parking (placement of barriers, directing traffic flow).
  13. Assist in providing a clean work environment, including, but not limited to: sweeping and cleaning shop area; hauling off excess trash and debris (scrap metal, old batteries, used lighting, used oil and other hazardous waste); disposing of these properly; and documenting according to EPA guidelines. 
  14. Assist in other areas of the Physical Plant, as necessary, which may include, but is not limited to, electrical and plumbing projects or repairs.
  15. Perform, repair and record monthly/semi-annual inspections, as required (e.g., spill prevention control, generator service).
  16. Assist in special projects and any other activity that may be required to complete the mission and objectives of the university’s Administration and Physical Plant.

QUALIFICATIONS

  1. A high school diploma or GED is required.  Due to the various types and sizes of equipment to be maintained, a minimum of five years of work experience related to this position is required.
  2. Candidate must have and maintain an HVAC license issued by the state.
  3. Candidate must have and maintain a universal certification in handling Freon, as required by 40 CFR, Part 82, Subpart F of the Federal Code.
  4. Candidate should have and maintain an electrical license issued by the state.
  5. Must be competent in the reading of various types of prints and schematics.
  6. SWU is committed to maximizing the use of technology in its daily operations and in achieving its strategic goals; the ideal candidate will be familiar and comfortable with web-based, mobile and PC applications including but not limited to the use of Microsoft Office (Outlook, Word, Excel). Computer technology is utilized for receiving and logging in work orders on a daily basis and the completion of written reports that may be required.

  2. Physical/Environmental Requirements. This position requires strenuous activities from time to time and is classified as heavy work which involves lifting up to 100 pounds.  The work environment is primarily inside but may require work outside in a variety of weather conditions.
  3. Safety Requirements. As an employee of the Physical Plant, it is imperative that all safety procedures are carried out as outlined in its policies (for example, lockout/tagout, hazard communication, personal protection equipment, spill prevention, and much more). These are available in the Director's office for review. All new employees will go through a safety orientation.
  4. Hours of Operation. The Physical Plant operates on a 40 hour per week work schedule, but may require work outside of the regular schedule in an emergency and/or during special events.
  5. Pre-employment Screening. Employment is contingent on the completion of a criminal background screening.

SALARY INFORMATION

This is a regular, full-time, non-exempt, 12-month position.
